Melting the Base Material

Method

Add a few more drops of almond oil if necessary to soften the lip balm.

Caution

As an Englishman who has bought a home in France and thoroughly enjoys being here I am perhaps a bit biased. I would recommend it to everyone. However, I’ve stumbled over most of the hurdles that you will probably face, and probably made more mistakes than most, so I know what it takes to successfully buy a house in France.

Are there any drawbacks? Well yes, a few. Aren’t there always with a house purchase? The good news is that with a bit of knowledge and a bit of research they can all be overcome quite easily.

The first, and for some the biggest hurdle, is themselves. Now please don’t take offence, I’m saying this because we’ve done exactly the same ourselves. The biggest obstacle to buying a house in France is often rose-tinted spectacles! I don’t know why we do it. If we were at home we’d look at a discoloured patch on a wall and wonder if there was a problem with damp. We’d look at missing roof tiles and worry about the underlying structure, we’d question leaking pipes, funny smells or strange noises.

All of a sudden when we look at property in France these thing aren’t problems at all. We think, “old houses do that” or it’s part of the “character” or, (my personal favourite) “just a cheap five minute job “. Is there something in the French air? Why do we all suddenly loose grip on reality?

The fact is that the damp patch is probably… damp! Most old French houses have no damp proof course. Of course there are solutions, and not necessarily expensive ones, but why wouldn’t you check? A few missing roof tiles could just be a bit of neglect, especially if the place has been empty for a while, but what if the roof needs replacing? Not a five minute job and not cheap. Ten, twenty, thirty thousand Euros maybe?

So please, when you go to buy a French house, leave the rose-tinted glasses at home!

Most other drawbacks will depend on how well you know how you actually go about buying a French property and the legal process involved. It’s not that complicated - in fact it’s easier than the English system and I’ve spoken to other foreign nationals who feel the same. It is different though, and the French do like their paperwork. There’s also the language.

If you speak fluent French that’s great. If not, make sure you get good advice that you can trust. French property agents are highly regulated and very professional, but not everyone operating in France is French and not everyone is operating legally. You can find out a lot online but make sure your sources are reliable and don’t have their own axe to grind. You can also buy a book on the subject. A few dollars or pounds invested now could save you literally thousands later on.

In a nutshell there are no ’secrets’ for a successful French property purchase, just a few things you should do - and you probably already know what they are. Research your chosen region, research the property market and research the process you need to go through - in detail. Add in a sense of humour and a bit of patience (because things do go slightly awry from time to time) and you’ll be fine.

Apply the same attitude as you would to buying property at home and you won’t go far wrong. If you don’t understand something ask, and don’t be fobbed off.

If I’ve given the impression that it’s difficult or onerous to buy a house in France I apologise, I certainly wouldn’t want to put anybody off. France really is a great place to live and it’s still packed with property bargains. If you get it right, it’s a pretty straight-forward process. You might get frustrated occasionally but that would be the same wherever you bought a house.

7. Avoid high start up costs. They are usually a sign that a company is just looking to make a profit and not to provide a useful, quality product. Think about it, why should you pay an outrageous amount to start a business? What purpose would it serve except to give someone else your money?

8. What is required before you actually get a check? Make sure you understand how you will get paid and what is required for you to get paid before starting.

9. Does the company provide support and training? Support is extremely important, you will need help and you will need training. Who is your sponsor? How long have they been with the company and will they provide the support you need to be successful?

10. Is there a refund policy?

11. Your compensation should be based on the purchase of a product by a customer. If you cannot figure out what the product is, then avoid that company.

12. Before signing on the dotted line talk with others in the business to see what they have to say about the company and the compensation plan.

Remember that all good things take time and patience. If you plan out your business before beginning then your chances for succeeding are greater then just by jumping into the first opportunity that you come across.

Most people join an opportunity with the mistaken notion that just by signing up and getting a free website to promote will make them wealthy overnight. There is no secret formula to building a successful home business. Yes it is possible to work smarter by automating allot of your tasks. But to build a business takes work and lots of it.

This is a critical part of the house buying process.Failure to carry out a Snagging meeting of your new home is to be storing up problems for the future. Builders are these days notorious for the poor quality of workmanship on new build properties. This problem has mainly been caused by the use of subcontractors and poor quality site management. Any new home purchaser who fails to carry out an in-depth snag of the property prior to completion is laying themselves open to problems post completion.The site manager or his No2 will attend a Snagging Meeting at the property, complete with notebook and pencil. If they turn up without some method of recording points of the meeting it is usually an indication of how seriously they take the process. Many builders will say they can commit the items to memory but if there is several hundred this will be impossible. Several hundred-snag items on a normal 3 or 4 bed-roomed house is not out of the ordinary.

You should come complete with a note book and pen and a plan or snagging guide of things you wish to inspect, you will also need a pair of binoculars to look at the roof, a tape measure, a marble or spirit level to check work top leveling, a torch to look into nooks and crannies, and a tool to lift the edge of carpeting etc. The snagging process will involve a detailed inspection of the outside of the property including all the fencing and boundaries.

As you go around the property do not be hurried by the builder who will inevitably be wanting to get the process over as quick as possible. To hurry you along they will sometimes say they have another meeting and need to move things along. Ignore these comments and take as long as you need to carry out a full and detailed inspection. Make sure that you write down all the snags you find regardless of how small they seem to be. You can always change or remove them later.

Make sure you follow a precise plan of action when you get inside. Do not be rushed by the builder, he wants you to miss the lurking problems. A good idea is to carry out a snag on your current home to get the feel of finding faults and writing them down. Practice first, it will make the real thing a lot easier. Take each room as a project in its own right and work around the room in a clockwise rotation looking up to the ceiling and down to the floor. Do not be afraid to get on you hands and knees or to use a stepladder to inspect items. When you find a snag item stop and write it down on your list, never just commit it to memory you will be sure to forget it. When you have finished the snagging, move into the kitchen where you can use the worktop to finalise your notes. If you have carried out a Snagging Meeting with an average builder on a three or four bed roomed house you are quite likely to have a list of two to three hundred items that need attention, this is quite normal. Do not be put off by the builder who will huff and puff at your list.

The builder is paid to build a house and is not your friend. They will be building to the minimum specification they can get away with, so do not be hood winked into believing the glossy literature. You only have to do a search on the Internet for house building problems to read many horror stories of the unwary that did not snag their new property properly PRIOR to completion.

After the meeting take your snag list home and create a complete numbered list of each item area by area. Then produce enough copies for all of the trades. We suggest 12 copies. Deliver the snag list preferably by hand to the actual builder or Site Manager. Actually place it in his hands so he cannot deny not receiving it. The Site Manager usually allocated the Snagging list to various “Trades” for remedial work to be carried out. By producing enough copies you are making his job easier and he is more likely to take you seriously. If you do not get the snags corrected prior to completion and the builder getting paid, you will find it increasingly difficult to get the builders attention. Once they have their money after completion, almost impossible.

In summary make sure you have a snagging plan and some practice of writing notes while standing. Remember the builder is not your friend. They will be doing the minimum they can get away with.
